In Billings since 2000, Debizel Property Managers is a small, "boutique" company. Über-qualified, we are lead-paint certified, mold & flood trained, licensed and insured. What sets us apart is that most of our employees have owned or currently own rental property. We bring a "walked a mile in your shoes" understanding to what we do. The results benefit not only an owner's bottom line but also our tenants' personal satisfaction with their homes.

Our goal at Debizel Property Managers is to give our owners and residents the ultimate property management experience by providing pleasant, professional, and honest service. We will work hard to maintain our commitment, and strive to exceed expectations every step of the way.

Published Policies

  1. All tenants with rent delinquencies get their 3 day notice mailed out on the 6th of the month or the following business day should the 6th fall on a Sunday or Holiday.
  2. We do not perform locksmith services.
  3. Inspections: In September, we send inspection notices. In late September or early October, we inspect all the units. We also do exterior drive-by's in yard care months, and as needed.
  4. Felonies that are at least 5 years old will be considered on a case-by-case basis.
  5. A tenant must have 3 times the monthly rent in gross income to qualify and their application must be COMPLETE (income can be from a job, SSI, child support, SNAP, TANF, student loans, etc…)
  6. The application fee is $35 per adult (including co-signers).
  7. Occupancy standard is 2 people per bedroom. (If property is on septic it can be less)
  8. We do background checks on all applicants (Facebook, Google, DOJ website), as well as running credit and background checks through Appfolio prior to offering a rental unit.
  9. We will accept Section 8 on a case by cases basis so long as the rental unit passes the Section 8 inspection and fits within the applicants voucher amount. If the unit fails inspection and an existing tenant wants to stay, we will look at these situations on a case-by-case basis.
  10. Some of our properties will accept pets if they are at least 12 months of age and come with good references. Each approved pet adds $40 per month in rent (pet rent). Should violent breeds and large dogs be accepted, renter's insurance will be required. Double deposit will be required with approved pets.
  11. Extermination services are mostly the tenant's responsibility. Ask for clarification if needed.
  12. DPM only accepts guaranteed funds (e.g. cashier's check or money order) at the lease signing when the new tenant is paying security deposit and prorated rent. We ask the prospective tenant to bring 2 payments: one for rent and one for security deposit.
  13. We ALWAYS collect a full security deposit and prorated rent at the time of lease signing. It is not possible for a person moving into a unit to be on a payment plan (except for a second deposit). This is also true for existing DPM tenants moving to another DPM unit.
  14. Tenants must provide proof (in the form of account numbers), that utilities have been turned over prior to moving in.
