About Your Property Management Team

For almost 20 years, Debizel Property Managers have passionately served Billings, Montana and the surrounding towns. We strive every day to create positive experiences for our owners and tenants.

Our Mission

Our goal at Debizel Property Managers is to give our owners and tenants the ultimate property management experience by providing pleasant, professional, and honest service. We will work hard to maintain our commitment, and strive to exceed expectations every step of the way.

Published Policies

1. All tenants with rent delinquencies will receive a 3 day Pay or Quit notice that will be mailed out on the 6th of the month or the following business day should the 6th fall on a Sunday or Holiday.
2. We do not perform locksmith services.
3. In September, we send inspection notices. In late September or early October, we inspect all the rental properties that we manage.
4. Felonies that are at least 5 years old will be considered on a case-by-case basis.
5. A prospective tenant must have proof of 3 times the monthly rent in gross income to qualify and their application must be complete.  
6. The application fee is $40 per adult (including co-signers).  A completed application would be required for each person over the age of 18 that will be residing in the property.  The application fee is non refundable.  
7. Occupancy standard is two persons per bedroom; for properties on a septic system the occupancy standard may be less. 
8. We complete background checks on all applicants (Facebook, Google, DOJ website), as well as running credit and background checks through Appfolio prior to offering a rental unit.
9. Some of our properties would accept animals over 12 months of age on a case by case basis. Each approved pet will be subject to monthly pet rent.  Pet rent will be charged for each approved pet.  Pet rent will be charged in addition to the monthly rent, utilities, etc.  A minimum of a double deposit will be required prior to move in with all approved pets.
10. Extermination services are primarily the tenant's responsibility. Ask for clarification if needed.
11. Debizel Property Managers only accepts guaranteed funds (e.g. cashier's check or money order) at the lease signing when the new tenant is paying security deposit and prorated rent. We ask the prospective tenant to bring 2 payments: one for rent and one for security deposit.
12. We will collect a full security deposit and prorated rent at the time of lease signing. It is not possible for a person moving into a unit to be on a payment plan.  This is also true for existing Debizel tenants moving to another Debizel unit.
13. Tenants must provide proof (in the form of account numbers), that utilities have been turned over prior to moving in.
14.  Tenants are required to have current renter's insurance for the rental property.
